Your pool's plumbing runs from the equipment pad, under the deck, and into the pool: return lines that push water back in, suction lines from the skimmer and main drain, and often spa and cleaner lines. When one of those cracks or a fitting separates, water leaks into the ground where you cannot see it.
Why buried lines leak in Cape Coral
- Sandy, shifting soil. Fill under decks settles and moves, stressing glued PVC joints over time.
- Heat cycles. Pipes expand and contract with Florida's temperature swings, and fittings work loose.
- Storms and saturated ground. Heavy rain and hurricanes like Ian move soil and can crack lines near the deck edge.
- Tree roots and construction. Landscaping, pavers and additions can damage lines that were never mapped.
Clues it's a plumbing leak
If you lose noticeably more water with the pump running, a return line is a prime suspect. If you see air in the pump basket or the pump struggles to prime, look at the suction side. Wet or sinking spots on the deck between the equipment and the pool are another giveaway.
How it's found and fixed
Each line is isolated and pressure-tested to find the one that fails. Listening equipment then pinpoints the leak under the deck. Instead of removing a whole section of pavers or concrete, the repair crew opens a small access hole, replaces the damaged pipe or fitting, pressure-tests again, and restores the deck. Pavers can usually be lifted and reset; poured concrete or coated decks need a patch.
Plumbing repairs on a pool are work for a licensed Florida pool contractor. The specialist we connect you with will either handle it under their license or coordinate with a licensed contractor.
Don't wait on this one
Water leaking under a deck carries sand with it. Over months that leaves voids, which lead to cracked decks and sinking pavers that cost far more to fix than the original leak.
The lines under your deck
Most Cape Coral pools have four to eight separate pipes running under the deck: two or more return lines, a skimmer line, a main drain line, and often spa returns, spa suction, a blower line and a cleaner line. Most are white PVC glued at every joint and elbow. The weak points are almost always the joints, the fittings where pipe meets the pool wall, and the first few feet near the equipment pad where the ground has been disturbed the most.
Pump on vs. pump off: what it tells you
| What you see | Likely cause |
|---|---|
| Loses more with the pump running | Pressure side: a return line or fitting |
| Loses more with the pump off | Suction side, main drain, or the shell |
| Same loss either way | Shell, light, skimmer body or tile line |
| Air in pump basket, slow priming | Suction line drawing in air |
Run the bucket test twice, once with the pump on its normal schedule and once with it off for 24 hours. The difference is the single most useful thing you can tell the specialist.
Repair costs and what drives them
Underground plumbing repairs vary more than any other pool leak, because the cost depends on how deep the pipe is and what sits on top of it. A leak under pavers near the equipment pad is a modest job. The same leak under a coated concrete deck, a screen-enclosure footer or a pool heater pad is a bigger one. Ask the specialist for an estimate that covers opening and restoring the deck, not just the pipe repair.
Sometimes a line has more than one leak, or the old pipe is brittle enough that patching makes no sense. In that case, abandoning the old line and running a new one in a different path is an option. A licensed pool contractor can explain the trade-offs.
After a hurricane
Hurricane Ian in 2022 moved a lot of ground in Cape Coral. Pools that seemed fine afterward sometimes developed slow plumbing leaks months later, as stressed joints finally gave way. If your pool started losing water after a storm, or after deck, screen-enclosure or landscaping repairs, mention it. It helps the specialist know where to look first.
Underground Plumbing Leaks questions
Will they have to tear up my whole deck?
No. Pressure testing and listening equipment narrow the leak to a small area, usually a single access hole a foot or two across. Pavers can be lifted and reset; concrete gets patched.
Can a leaking pool line damage my house?
It can undermine the deck and, in some cases, the slab or screen-enclosure footings near the pool. Water moving sand out from under concrete is the main risk, which is why buried leaks shouldn't wait.
Is a pool plumbing leak covered by insurance?
It depends on your policy. Many homeowner's policies exclude the pipe itself but may cover sudden damage the leak caused. A written leak detection report with photos helps if you file a claim.
